The Tahoe Key’s Neighborhood is more state of mind than a true neighborhood. The “Keys” as Tahoe locals call this area is one of the most unique housing developments in the world. Not that the water canal concept is new….but at an Alpine lake at 6,500 feet in altitude high in the Sierra Nevada mountains…well that is another story!

A majority of the homes in the Keys face one of numerous channels that lead ultimately to Lake Tahoe. Most have docks that freely allow boating enthusiasts the best of all worlds. Instead of having to open your wallet for millions and millions of dollars for a Lake Tahoe lakefront in order to have direct Lake Tahoe access the Tahoe Keys offer the same amenity for a fraction of what a Lake Front home would set you back. Homes and Condo’s range from small ranch styles to absolutely “over-the-top” lakefront mansions. Condos range in size from as small as 600 square feet to over 3000 square feet…some directly on Lake Tahoe’s white sand beaches. The average and median prices for these homes range between $679,000-$739,000.

Tahoe Island Drive/Tahoe Vista/State Streets

This are of South Lake Tahoe encompasses a large swath of the western portion of South Lake Tahoe and is home to many locals and second home owners alike. The Gateway to the Tahoe Keys and Emerald Bay these neighborhoods afford convenience in terms of proximity to shopping, the lake and other South Lake Tahoe points of interest. Tahoe Valley Elementary is situated in the heart of this family friendly neighborhood and many homes are either walk able or bike able to the school. The western most portion of the neighborhoods border meadow and homeowners enjoy walking to the meadow and to Lake Tahoe from their Tahoe Island, Tahoe Vista. State Street homes. Again, convenience is the driving factor for home buyers when considering the Tahoe Island/Tahoe Vista/ State street neighborhoods.

Homes in these (3) areas range from small old style Tahoe cabins to newer contemporary residences. The median and average price points of this area range from $395,000-$445,000. 


The Stateline neighborhood is comprised mainly of properties located behind the Nevada casinos and with close proximity to Lake Tahoe. This is a highly sought after rental area so it is by definition a tourist attraction unto itself. A large number of residences are vacation rental properties as guests can literally walk to the Gondola or Casinos as well as the white sand beach at Stateline beach (Private) Homeowners in the Stateline beach have access rights to the beaches and a privately owned marina offers boat slips, buoys and rentals. there may be no finer stretch of beach anywhere at Lake Tahoe.

Homes in this neighborhood run from small bungalows to massive lake view mansions with the majority being somewhere in the middle. Pricing runs from the mid to high 300’s to well over a million.

Sierra Tract

The Sierra Tract neighborhood is an older area based on the mid-west grid layout with streets running east/west and north south with beautiful meadows and creeks bordering both sides. The parcels are small with the average being 5,000 square feet so privacy is at a premium in this area but that may be more than made up by the affordability of the Sierra Tract area. Proximity to restaurants, shopping and other commercial entities also makes this area popular. Heavenly Valley, Stateline casino action and Lake Tahoe are all within a 10 minute drive of most Sierra Tract properties making this neighborhood attractive to second home buyers as well as locals.
Homes in the Sierra Tract neighborhood range from tiny one bedroom cabins to more modern and contemporary residences. Homes situated on the meadows tend to be larger and more modern with prices adjusted accordingly. The prices average and median home prices range from $299,000 to $315,000.

Pioneer Trail/Tahoe Paradise/Country Club Estates

The Tahoe Paradise and Country Club Estates neighborhoods of South Lake Tahoe is a large swath of the southern Lake Tahoe Basin and runs from the tiny hamlet of Meyers on the west to the Trout Creek drainage on the east.
